There is a reason seabird guano was once shipped around the world as fertilizer and once fought over in an actual war. It is chemically aggressive stuff. The same properties that make it valuable in a field make it genuinely destructive on a tile roof, a solar array or a painted steel canopy, which is the part most property owners never connect until something needs replacing.
Pigeon droppings look like a cosmetic problem. They are treated like one, hosed off a patio every few weeks and otherwise ignored. Underneath that routine, a slow chemical process is working on the surfaces of your building, and in Arizona heat it moves faster than almost anywhere else in the country. What follows is what the material actually does, why the desert accelerates it, and what a proper cleanup involves once it has been sitting a while.
Bird droppings combine solid waste and uric acid in a single deposit, because birds do not produce separate urine. Fresh guano typically tests between pH 3 and pH 4.5, which puts it in the neighborhood of vinegar or orange juice. That alone would be manageable. The problem is that as the water content evaporates, the acid concentrates rather than neutralizing, so a dropping that has been baking on a roof for a week is more corrosive than it was the day it landed.
Add the salts and ammonia compounds that come with it and you have a material that attacks finishes chemically while also holding moisture against the surface underneath. In a Phoenix summer, the wet phase lasts hours and the concentrated phase lasts months. That is the specific reason bird damage here outpaces the same bird load in a cooler, wetter climate.
Not everything on a building fails at the same rate. Over enough jobs a clear order emerges.
Tile is porous, and the glaze or sealed surface layer is the only thing standing between the acid and the body of the tile. Once that layer is etched, the tile absorbs moisture it was never meant to hold, which matters enormously through monsoon season. Discoloration is the visible symptom. Water absorption and freeze cycling on the rare cold night are the expensive ones.
Panel glass is tougher than tile, but it is not immune, and the etching that develops scatters light rather than transmitting it. More urgent is what happens below the glass. Mounting rails, grounding hardware, clamps and wiring insulation all sit in the shaded space where nesting happens, and that is where droppings concentrate most heavily. Corroded grounding hardware is a safety issue, not an aesthetic one, and it is the most common serious finding when we open up an array that has been occupied for a season or more.

Dried droppings are a respiratory concern, and this is where the difference between a homeowner with a broom and a crew with proper equipment actually matters. When accumulated guano dries and is then disturbed, it releases fine particulate into the air. Several organisms associated with bird and bat droppings can be present in that dust, including the fungus behind histoplasmosis, which grows in soil enriched by droppings and is well documented in the United States.
The practical implications are simple enough:
None of this is a reason to panic about a few droppings on a walkway. It is a reason not to hand a family member a shop vacuum and send them into an attic that has housed pigeons for two summers.
A real cleanup is a sequence, not a single step, and skipping any part of it tends to show up later.
First comes assessment, which means establishing how deep the accumulation is, what surfaces are underneath and whether anything structural has already been affected. On a roof this is where drone imagery earns its keep, because the areas that matter most are the ones nobody can safely stand on.
Next is containment and saturation. The material is wetted with an appropriate solution so it is never handled dry, and the work area is isolated so debris does not simply relocate to the patio below. Removal follows, with the waste bagged and disposed of rather than hosed into a yard or a storm drain.
Then comes cleaning and treatment of the surface itself, using methods matched to what is underneath. Tile, painted metal, solar glass and concrete each want a different approach, and using an aggressive method on the wrong surface causes the damage you were trying to prevent. Finally, the affected area is inspected again once it is clean, because accumulation frequently hides physical damage that nobody could see through it.
People want a number, and there is not a clean one, because it depends on the surface, the volume and how much direct sun the area gets. What we can offer is a rough sense of the stages, drawn from what shows up when we open these areas.
Staining begins on porous surfaces and vehicle clear coat. Everything is still fully recoverable with cleaning alone, and no repair work is involved.
Etching becomes permanent on tile glaze and painted finishes. Nesting material has usually accumulated alongside the droppings, which starts affecting drainage and airflow. Cleaning still works, but the surface will not return to its original appearance.
This is where the repair trades get involved. Corroded solar hardware, blocked valleys, saturated underlayment and contaminated insulation all become realistic findings. The bird control portion of the work is unchanged. Everything around it has grown.
This is the mistake we see most often, and it is an understandable one. The mess is the visible problem, so the mess gets addressed and the job feels finished. It is not. Pigeons navigate back to roosts they have used successfully, and the residue left behind after even a thorough cleaning still carries scent markers that actively signal the site is good. Clean a roof in April without closing the openings and you are frequently looking at the same conditions by July.
The correct order is remediation first, exclusion immediately after. Clear the material, then physically close the gaps so the birds cannot re-establish. That means solar panel proofing around arrays, netting or wire on ledges and parapets, and screening at the tile line and vents. Exclusion without cleaning leaves contamination sealed in place. Cleaning without exclusion leaves an open invitation. Neither half works alone.
Every stage of this gets more expensive the longer it runs. A light accumulation is a straightforward cleaning. A season of buildup is remediation. Two or three seasons is remediation plus repairs, and by then the conversation involves a roofer or a solar technician as well as a bird control crew. The birds do not change. Only the size of the invoice does.
If there are droppings on your property right now, the useful question is not whether they look bad. It is how long they have been accumulating and what is underneath them. That is answerable in a single visit, and knowing the answer puts you in a position to spend a modest amount now instead of a serious amount later.
